Commercial roofing systems are built differently from their residential counterparts, with significantly different approaches to repairs. In today’s post, Genesis Roofing discusses the ways commercial roofers handle the different levels of damage to commercial roofs.
1. Repairs. Commercial roof repair methods vary depending on the type of roofing system. Punctures on single-ply roofs like TPO or EPDM are repaired using patches that can be applied using heat or adhesive. Built-up roofing systems (BUR) are generally puncture-resistant, therefore repairs are more complex because it is only done when the damage has penetrated through its many layers and has exposed the substrate.
2. Re-cover. Re-covering a commercial roof involves installing a new layer of material over the existing roof, similar to the re-roofing method on residential roofs. It becomes an option if only the outer roofing material is damaged and the rest of the roof (which includes the framing, substrate and insulation) is undamaged. One of the key benefits of re-covering is the reduced labor costs, as the old roofing won’t be torn off and disposed of. For the same reason, a commercial roofer must thoroughly inspect the roof before recommending this option — hidden problems will be kept from view once the new roof is installed.
3. Coating. A protective coating can be applied on an existing roof. It forms a durable barrier that can extend a roof’s service life and add protection against light punctures and ponding water. Roof coatings are not recommended for brand-new roofs but are best applied to those that are about halfway through their life spans. After application, a roof coating seals in the roof as it is. This means, like re-covering, the roof must be carefully inspected by the roofer before offering this as an option.
4. Replacement. Roofs that are too old or are severely damaged will require replacement. Repairs to a commercial roof in either condition would be short-term solutions at best, and the cost of frequent repairs can add up.
